Good specifications for a 'normal' 20th century property.

Recommended frame specifications:

  • 65 -70mm main frame thickness.

  • Welded joints throughout as an option.

  • Internal glazing beading as an option.

  • 24mm or 28mm 'k' glass sealed units, either is fine.

  • All non-white i.e. wood grain finishes should be fully reinforced, are they?

  • Key operated push to unlock button handles.

  • Security Espagnolette shoot bolt multi point locking, with 'lock ajar' facility.

Styles & types to suit your property, and optional extras.

  • All white/all mahogany woodgrain finish/all oak woodgrain finish/ woodgrain outdoors, white indoors, add around 25% more for woodgrain.

  • Brass/gold effect handles, add around £8over white.

  • Fire escape 'egress' hinges, best to have these on most upstairs windows.

  • High security hinges, pretty standard nowadays.

  • Easy clean from indoors hinges.

  • Restrictor hinges, with a limited opening of around 4" (100mm) for child safety.

  • Child restrictors (supplementary face fixed), but they look a little unsightly.

  • Trim vents, for trickle ventilation, usually best fitted in a thicker 'head' section of the frame. 'Glazed in' is also an option where the vent takes up some of the s/unit height.

  • Dummy sashes (opening vent but fixed for equal glass level sight lines)

  • Patterned glass for doors, toilets, bathrooms, and landings.

Leaded lights, Georgian bar (not as expensive as most people think) & coloured glass.
